Queensland Sales Power Up 2

Should you make that call?

 

Our industry has long known that agents and property managers should communicate with people the way that they want to be communicated with. 

 

Today, more and more customers under the age of 40 show a preference for text-based communication over phone calls, and 60% of Generation Z (18 – 26 year olds) dread making or accepting voice calls. 81% of Millennials (28 – 43 year olds) say they get anxious before making calls.

 

However, studies prove that something intangible but important is lost in text, with Canadian research finding people overestimate their persuasiveness when communicating by email. 

 

Ultimately, for First National staff, it’s a question of customer service and effectiveness, but understanding that our younger customers may appreciate a polite text message (I’ll call you later today about...), before you make the call, could make all the difference to their experience.

ATO cracks down on superannuation

 

Business owners are obliged to make sure their staff are paid their correct superannuation entitlements, on time, every time. If a company doesn’t pay its liabilities by the due date, the ATO can recover outstanding amounts from Directors personally, even after a business has been sold or wound up.

 

The ATO tended not to exercise its powers in this regard during the COVID pandemic, but it is now going hard to recoup tax and super debts – as instructed by the Albanese Government.

Four new reforms in force in Western Australia

 

As of 29 July, property managers and principals are reminded that four more reforms to the Residential Tenancies Act are now in force:

  1. Rent increases will only be allowed to occur once every 12 months, down from every six months previously. The minimum 12-month timeframe will begin immediately for periodic tenancies, while for fixed-term tenancies (signed before 29 July 2024) it will start once the current term of the lease agreement ends. 
  2. Pets will be mostly allowed. Tenants will need to seek permission, with the landlord only able to refuse if written laws, local laws or by-laws prevent them, or if the Commissioner for Consumer Protection (Commissioner) is satisfied that a specified ground applies. Landlords can impose reasonable conditions. Some conditions will require the approval of the Commissioner. 
  3. Minor modifications have now been prescribed in the regulations, and a full list is available on the WA Rent Reforms web page. The tenant will need the landlord’s permission to make these changes, with the landlord only able to refuse in limited circumstances, or if the Commissioner is satisfied that a specified ground applies. Landlords can impose reasonable conditions, including a condition that some types of modification must be made by a qualified tradesperson. Some conditions will require the approval of the Commissioner. 
  4. Applications to refuse or impose conditions for minor modifications and pets will be considered by the Commissioner for Consumer Protection, who will hear from both sides before making an independent ruling.
